上半年全雅加达只新开 1 家 95 间房的换牌酒店，老牌五星 Hotel Sultan 却被政府收地关停——供给冻结、存量出清。靠公务客源的 3-4 星入住率掉 2.6 个百分点，做商务散客的 5 星和奢华反涨 4.5 个百分点；房价横盘 Rp119 万/晚。买存量、换牌、重做运营，别新建。Only one hotel opened citywide in H1 — a 95-room re-flag — while legacy five-star Hotel Sultan was repossessed and shut by the government: supply frozen, stock clearing. Government-fed 3-4-stars lost 2.6pp occupancy; business-traveler 5-star and luxury gained 4.5pp; ADR flat at Rp1.19m/night. Buy existing stock, re-brand, re-operate — do not build.
